Reservation and General Terms and Conditions Agriturismo Sensazione

Article 1: General provisions

1.1 The owners of Agriturismo Sensazione are Feiya and Luc de Vreede. The agriturismo is located at Frazione Caudino 54, 60011 Arcevia (AN), Italy.
1.2 By making a reservation and paying (part of) the invoice, the guest agrees to these Reservation and General Terms and Conditions.
1.3 The conditions apply to all guests and to the entire stay, including the use of facilities and any additional services.
1.4 The owners reserve the right to change the conditions without prior notice. The most recent version is always applicable and can be viewed or consulted upon request via the website.

Article 2: Reservation agreement

2.1 The guest must provide all necessary and correct information for entering into and executing the reservation agreement.
2.2 The reserved accommodation or camping pitch is only available to guests who are registered upon arrival. It is not allowed to let unauthorized persons stay overnight without prior permission from the owners.
2.3 The reservation is only final upon receipt of the deposit, as stated in Article 4.
2.4 By making a deposit, the guest automatically accepts the applicable general terms and conditions.
2.5 Specific preferences or requests can only be accommodated if confirmed in writing by the agriturismo owner.

Article 3: Arrival and departure times

3.1 The accommodation or camping pitch is available from 3:00 pm on the day of arrival and must be vacated by 10:00 am on the day of departure.
3.2 Exceeding these times without prior approval may result in the agriturismo owner charging an extra day.
3.3 By mutual agreement, a different arrival or departure time can be arranged, depending on the availability of the accommodation and the approval of the owners.

Article 4: Payment conditions

4.1 Upon receipt of the reservation confirmation, the guest must make a deposit of 50% of the total amount within 10 days.
4.2 The reservation is only final upon receipt of the deposit. If the deposit is not paid within the specified period, the reservation will automatically be canceled without further notice.
4.3 The remaining amount must be paid no later than 6 weeks before the arrival date.
4.4 For reservations within 6 weeks before the arrival date, the full amount must be paid immediately to confirm the reservation.
4.5 Upon receipt of the deposit and the remaining amount, the guest will receive a payment confirmation.
4.6 Any additional costs, such as for bread service or communal dinners, must be paid in cash on the evening before departure, unless otherwise agreed.

Article 5: Required documents

5.1 Guests must have a valid passport, identity card, or tourist card upon arrival and during their stay.
5.2 If guests do not have the required documents, the owners reserve the right to cancel the reservation without refund.

Article 6: Cancellations by the guest

6.1 Cancellations must be communicated in writing, preferably by email, to the agriturismo owner.
6.2 Upon receipt of the cancellation, the agriturismo owner will send a confirmation by email.
6.3 No refunds will be given for amounts already paid in case of cancellation.
6.4 It is not possible to transfer a canceled reservation to third parties without written consent from the agriturismo owner.
6.5 The guest is responsible for obtaining a cancellation insurance to protect against unexpected circumstances, such as illness, accidents, or other unforeseen events.

Article 7: Cancellations by the agriturismo owner

7.1 If the agriturismo owner is forced to cancel the reservation due to unforeseen circumstances (such as force majeure), the guest will be notified immediately. If possible, an alternative will be offered.
7.2 If no alternative is available or the guest does not accept the proposed alternative, the full amount already paid will be refunded.
7.3 The guest is not entitled to further compensation than the refunded amount of the reservation.
7.4 Cancellation due to force majeure, such as natural disasters, pandemics, or other extreme circumstances, does not entitle to additional compensation or refund of amounts already paid other than the deposit.

Article 8: Responsibilities of the guest

8.1 Guests must comply with the rules and instructions of the agriturismo owner and follow them at all times.
8.2 Any damage to or loss of the agriturismo owner's property caused by the guest must be reported and compensated by the guest as soon as possible.
8.3 The agriturismo owner reserves the right to deny guests access to the agriturismo or to remove them in case of violation of the conditions, misconduct, or other inappropriate behavior, without refund.
8.4 The guest is responsible for leaving the accommodation or camping pitch tidy and orderly upon departure.

Article 9: Liability and force majeure

9.1 The agriturismo owner is not responsible for the loss, theft, or damage of personal belongings left on the premises or in the accommodation, nor for damage to vehicles on the premises.
9.2 The agriturismo owner cannot be held liable for accidents, injuries, or damages that occur in or around the accommodation, including the pool and other facilities, unless caused by negligence of the agriturismo owner.
9.3 Damage covered by travel, health, or cancellation insurance is not the responsibility of the agriturismo owner.
9.4 The agriturismo owner is not liable for damage or inconvenience caused by natural disasters, strikes, government measures, or other force majeure situations.
9.5 The use of facilities at Agriturismo Sensazione is entirely at the guest's own risk.
9.6 If the agriturismo owner is held liable for reduced enjoyment of the rental or other damages, the compensation is limited to the amount of the rent. In cases of force majeure, there is no right to a refund.

Article 10: Complaints

10.1 If the guest notices a deficiency in the execution of the agreement or in the service, this should be reported to the agriturismo owner as soon as possible so that a solution can be found.
10.2 If the complaint is not resolved within a reasonable period and the quality of the stay is affected, the guest must report this immediately.
10.3 If the complaint is not satisfactorily resolved during the stay, the guest can submit it in writing and motivated to the agriturismo owner, no later than 14 days after departure.
10.4 If the complaint is found to be valid, the agriturismo owner may offer compensation at their own discretion, for example in the form of a discount on the rental price or a contribution to other costs.
